Selling In Summer

Summer is a time that’s renowned for socialising with family and friends, farewelling the old and welcoming the new, and enjoying long lazy days in vacation mode. But did you know summer can also be the perfect time to sell your home?

Stock levels: By summer, there are traditionally fewer homes on the market, and this allows your property a greater chance of standing out. It also means that buyers will have less options to choose from, creating more competition in the marketplace. This may also lead you to achieve a higher price for your property than you would in a market with more properties for sale.

Showcasing your home: If your home has a swimming pool, alfresco dining spaces or inviting garden areas, summer is the perfect season to highlight these. Potential buyers can explore your home, picturing themselves enjoying these features with family and friends immediately, rather than waiting until the weather is appropriate to use them.

The pressure of time: Many people with families set their minds to buying a new property before one school year ends and another one begins. If they have missed out on buying in the spring market, they will feel an added level of pressure to buy in summer so they can enrol school-aged children at a new school for the start of Term 1; if their move necessitates this. On the flip side, the pressure of time buyers often feel when trying to house hunt whilst working and juggling life is often relieved over summer when they have more time to actively search for their next home.

Opportunity to explore potential neighbourhoods: Some buyers are hesitant to make a significant move without having an in-depth knowledge of the suburbs they are considering living in. With many potential buyers on annual leave across the summer months, this can provide a wonderful opportunity for them to explore new areas. Days are longer, and the weather is generally favourable, allowing them to investigate the aspects that are important to them at their own leisurely pace. This can be a huge advantage to you if the suburb you’re selling in is rich in amenities such as parks, walking trails and outdoor cafes, which all prove popular with buyers over the warmer months.
