Tips from The Block: How to Create a Front Yard That Attracts Buyers

The final week of The Block room reveals has seen the teams going all out to create attractive front yards for their Elsternwick properties.

Never underestimate the value of street appeal when selling your property. If buyers donโ€™t like what they see on the outside they may not even bother stepping inside.

Sticks and Wombatโ€™s auctioneer Daniel Dโ€™Assisi says, โ€œIn simple terms, โ€˜you only get one chance to make a first impression, so some easy and cost-effective upgrades to your front yard can create great street appeal. This could be the difference between having a potential purchaser drive up to an inspection, slow down and keep driving, or get out of the car, inspect the home, engage with your selling agent and putting a SOLD sticker on your board in a matter of hours.”

Unkempt grounds, flaking paint and dirty windows all give the impression of a house that is lacking in love. Take time out to tend to your garden; trimming lawns, tackling overgrown plants and weeding flowerbeds. Add style and colour with potted plants โ€“ you can always take these with you when you leave.

Clear your driveway and make sure the front door is accessible. Ensure your front pathway is easy to find, safe and well-lit at night. Consider giving your front door a new paint colour. Simply opting for black rather than white will make your door stand out. If youโ€™re feeling brave, a pastel tone or bright colour could have real impact, but be sure to check with your Noel Jones agent before choosing anything too extreme!

While youโ€™ve got your paintbrush out, consider any flaking paintwork or dated paint colours. A new paint job (neutral colours are best on exteriors) could be a huge pulling factor for buyers.

Prioritise security and privacy. If there is little space at the back of a property or this area is lacking in sunshine itโ€™s worth considering building a high fence or wall at the front of your property. This opens up the possibility of creating a private courtyard that will certainly appeal to potential buyers. If space allows, add pops of colour with trendy outdoor beanbags, a table and chair set and fashionable cushions.

Trees increase the value of properties so consider investing in established trees. Prune existing trees conservatively with the aim of giving your home a well-cared for look without seeming bare. Add seasonal plants and foliage.

Final touches that could take your house to the next level include a new letterbox or house numbers, a bright doormat or an attractive new front door knob. Perhaps most importantly of all, ensure everything is sparkling clean.
